King County Transit-Oriented Development Site Design and Constraints Analysis

We provided project management, guidance and vision for a consultant team examining the feasibility of mixed-use development at King County Park and Ride sites near future transit stations. The team evaluated six unique sites in urban and suburban neighborhoods: downtown Burien, downtown Kent, Overlake, Shoreline, the University District and White Center. These sites were analyzed for their compatibility with bus transit centers, transit-oriented development (TOD) and mixed-use development. We conducted market analysis to determine feasible development, researched allowable density regulations, and proposed mitigation strategies for impacts of transit uses such as noise, vibration and emissions. To date TOD projects in Kent, Overlake and White Center have been built with the help of our original analyses.
